Selecting the right lot can be challenging, and there are costs vary due to the unique characteristics of each lot. Hibben lot sizes and shapes may also require you to work hand in hand with an architext to design a home around the lot, but that's not always the case. Hibben currently includes over 260 custom-built homes. Plans are for a total of about 300 houses, along with parks, and a clubhouse. Development of the fifth phase is underway. While all Hibben residents have access to the water through the marshfront trail system and the community docks, the fifth phase will include waterfront homesites – on tree-shaded bluffs above Rat Hall Creek.
